Work is already underway to find the extent of the damage but it may be some time before the work is completed.

The authorities have done well to minimize disruption to local businesses and traffic, and they have already put in place a system to allow access to Riviera, in both directions, via the underpass.

However, if you are travelling from Fuengirola direction you will need to pull off at the Miraflores entrance or turn round in Calahonda and come back on yourself and enter Riviera using the underpass.

It is still possible to walk the whole strip on the pavements and the section of the road which is closed to traffic is mainly in front of residential properties.

We will keep you updated on the progress as we hear about it.

It is held in its original place in front of the Valdepinos Commercial area (which has shops, banks, restaurants etc.) on a Thursday morning.

There are approximately 70 stalls selling a very wide range of produce including ‘Made in Mijas’ items, fruit & vegetables, olives, spices, nuts, ceramics, shoes and much more.

It is welcomed back by both local residents and tourist in the area.

Also more than 93% of residents living in Malaga are happy with the amount of time that their doctors give to them. So, that’s good news for everyone who is fortunate enough to be included in the system.

NIE numbers may also be applied for at any Spanish consulate or embassy, in a person’s home country, although this process might take longer, between 3 and 4 months.

You need an NIE number to purchase a property in Spain and this could delay the property completion.

Please keep this in mind and consider allocating some time for a NIE application appointment whilst on your inspection trip to Spain.

Any amount up to 400.000€ – 8% Transfer Tax
Any amount between 400.000€ and 700.000€ – 9% Transfer Tax
Any amount in excess of 700.000€ – 10% Transfer Tax

As an example, a property valued at 750.000€ will be subject to 64.000€, which is based on the following calculation:

8% up to 400.000€ – 32.000€
9% between 400.000€ and 700.000€ – 27.000€
10% over 700.000€ – 5.000€

Transfer Tax applicable for a private parking space, when purchased as an independent property, will be based on the following rate:

Any amount up to 30.000€ – 8% Transfer Tax
Any amount between 30.000€ and 50.000€ – 9% Transfer Tax
Any amount in excess of 50.000€ – 10% Transfer Tax
Please note that the Property Transfer Tax is not based on the property purchase price, but on the minimum fiscal value, which is regulated by the Regional Government.

Stamp Duty has also been increased from 1% to 1.2% and applies to brand new property purchases and mortgages, where Transfer Tax does not apply.
 
These taxes apply only for properties located within the Andalusia area.

They won by 186 securing seats in the Congreso de Diputados giving them an overall majority.

So, now it will be interesting to see how many of the changes, we are all hoping for, will actually happen.

Prime Minister elect Mariano Rajoy has already pointed out that he promises no miracles but let’s hope he will do good work for us all during the next 4 years.
